Not always. A gas furnace usually lasts 15 to 20 years.
So a younger furnace with one bad part, like an ignitor or flame sensor, is almost always worth repairing.
If you're deciding whether to replace your furnace now or ride out another winter, start with age, repair history and safety. Electric furnace owners can read electric furnace repair first.
A lot of Beaumont homes were built in the 2000s. Many in Sundance and nearby tracts still run their first furnace. Those units are reaching the age where repairs start stacking up.
A cracked heat exchanger can't be patched. On an older furnace, it usually means replacing the whole unit.
It's also the finding most worth confirming. Ask to see the photo, camera view or test reading first, and get a second opinion if anything feels off.
Our furnace inspection guide explains what proof to ask for.
Was your new furnace sized just by reading the old one's label? That's a shortcut.
Many older furnaces were oversized to begin with. Since then, many homes got new windows, more insulation or a new roof.
The right way is a load calculation, often called a Manual J. It looks at your square footage, windows, insulation, ductwork and how your home faces the sun.
An oversized furnace heats fast, then shuts off, over and over. That short cycling wears parts out, wastes gas and leaves rooms uneven.
Short cycling, hot and cold swings, extra wear and noise.
Runs nonstop on cold nights and still can't keep up.
Longer, steady cycles. Even heat. Less wear on parts.
AFUE tells you how much of the gas becomes heat in your home. An 80% furnace turns 80% of its gas into heat.
The rest goes up the vent. High-efficiency furnaces reach 90% or more.
Many older furnaces still use a standing pilot light, while new ones use electronic ignition with a hot surface igniter. For why efficiency and emissions rules matter, see furnace trouble by the numbers.
| 80% AFUE | 90% AFUE and up | |
|---|---|---|
| How it vents | Metal vent through the roof | Plastic PVC pipe, often through a side wall or roof |
| Condensate drain | Not needed | Needs a drain line |
| Gas use | More gas for the same heat | Less gas for the same heat |
| Install | Often a simpler swap | May need new venting and a drain |
| Best fit | Mild use, simple swaps | Long cold seasons, long-term owners |
Many two-story homes in Fairway Canyon and newer tracts have furnaces in the attic. That changes the venting, the drain line and how the work gets done.
Your installer should explain where everything goes before work starts.
Wondering if gas furnaces are going away? Not here, not yet.
Beaumont is in South Coast AQMD territory. Under Rule 1111, new natural gas furnaces sold here must meet a low-NOx limit of 14 nanograms per joule.
In June 2025, the AQMD board rejected a plan that would have pushed homes toward zero-emission heating. So gas furnaces are still allowed. Manufactured home furnaces have their own timeline.
One more change: the federal tax credit for efficient furnaces ended on December 31, 2025. If someone mentions it for a 2026 install, ask them to explain, and check with a tax pro.
Beaumont sits in the South Coast Air Basin, one of the smoggiest air basins in the U.S.. Home furnaces are a small but steady source of nitrogen oxides (NOx), a gas that helps form smog.
One furnace doesn't make much. Millions of them do.
| Fact | What it means |
|---|---|
| About 4 million home furnaces in the South Coast AQMD region | Small changes per furnace add up across the whole basin |
| Home gas heating put out about 9.5 tons of NOx a day (2012 inventory) | That's why every new gas furnace sold here must be low-NOx |
| A typical furnace puts out 1.5 to 2 pounds of NOx a year | Over a 20-year life, a cleaner model makes a real difference |
| Zero-emission proposal rejected in June 2025 | Gas furnaces are still allowed. They just have to be low-NOx |
You don't have to switch. Gas furnaces are still allowed here.
But many homeowners now ask about heat pumps, since they heat and cool with one system. A heat pump can heat and cool, but it isn't a straight swap for every home.
Most straight furnace swaps take about a day. Jobs with new venting, attic access or duct changes can take longer.
Floors get covered. Gas and power to the old furnace get shut off.
The old unit is disconnected and removed.
The new furnace is set, then gas, venting, drain and wiring to the control board and thermostat are connected.
Gas valve pressure, flame, temperature rise, blower motor speed, airflow and a carbon monoxide check.
The installer shows you the filter, settings and warranty steps.
A new furnace is a big decision. Take your time with it. Can you get it in writing? You should.
Comparing two or three written proposals is normal. Nobody fair will rush you.
If money is tight, help may exist. SoCalGas runs an Energy Savings Assistance program that can repair or replace furnaces for income-qualified customers.
Community Action Partnership of Riverside County also helps approved low-income households with heating repair and replacement.
Permit, code, rebate, tax-credit, Title 24 and AQMD requirements can change. Confirm what applies to your home with the City of Beaumont, your installer and a tax professional before you sign.

Before you agree to any replacement, from us or anyone else, check your technician's license, the written proposal, who handles permits and the warranty terms.
A real proposal is on paper and answers these. If something is missing, ask for it before you agree.
| Item | What to look for |
|---|---|
| Business name and license | The legal name and an active C-20 license. Check it at cslb.ca.gov. |
| Equipment | Furnace make, model and AFUE rating. |
| Sizing | A load calculation (Manual J) explained in plain words. |
| Permit and Title 24 | Who pulls the permit and handles any required field check. |
| Venting and ducts | What changes, if anything, and why. |
| Warranty | What parts and labor are covered, and for how long. |
| Schedule | A start date and an expected finish date. |
Look at age, safety and repair history. A gas furnace usually lasts 15 to 20 years.
If yours is near that age, keeps breaking down, or has a confirmed cracked heat exchanger, replacement makes sense. A younger furnace with one failed part is usually worth repairing. Ask for proof and both options in writing.
It depends on your home, not the old furnace's label. A load calculation, often called a Manual J, looks at square footage, insulation, windows, ductwork and sun exposure.
An oversized furnace short cycles, wears out faster and heats unevenly. Ask every installer how they sized it, and get the answer in writing.
In most cases, yes. A furnace replacement usually needs a mechanical permit from the City of Beaumont, and California energy rules often call for a third-party Title 24 field check.
Cherry Valley goes through Riverside County instead. Confirm in writing who pulls the permit and schedules the inspections.
It depends on your home and your plans. A 90%+ furnace burns less gas for the same heat but needs PVC venting and a condensate drain.
An 80% furnace is often a simpler swap. The right choice depends on where the furnace sits, your venting, and how long you plan to stay in the home.
Not for 2026 installs. The federal credit for efficient furnaces and heat pumps ended on December 31, 2025.
Some utility and income-based programs still exist, like SoCalGas's Energy Savings Assistance program. If anyone mentions the old credit for a new install, ask them to explain, and check with a tax professional.
No. In June 2025, the South Coast AQMD board rejected a rule that would have pushed homes toward zero-emission heating.
New gas furnaces are still allowed in Beaumont and nearby towns. They must meet the low-NOx limit of 14 nanograms per joule, so ask the installer to confirm the proposed model meets it.
Most straight swaps take about a day. A job with new PVC venting, an attic install, ductwork changes or a switch to a heat pump can take longer.
Permits and the Title 24 field check add a follow-up visit. Ask for a timeline before work starts, so you can plan heat for that night.
Possibly, if you qualify by income. SoCalGas's Energy Savings Assistance program can repair or replace furnaces for income-qualified customers.
Community Action Partnership of Riverside County also helps approved low-income households with heating repairs. Check with each program to see if you qualify, and ask what papers they need before you apply. Call during business hours.
